From Dirt to Keys: Our New Construction Video Series Takes You Through Every Step of the Build New Construction Series-Episode 1

If you've driven through Leander, Georgetown, Hutto, or Round Rock lately, you've seen it: new neighborhoods popping up faster than the street signs can go in. New construction is a huge part of our Central Texas market, and it's one of the most common things our clients ask about.

The questions are always the same. How long does it actually take? When do I pick my finishes? What should I be checking before the walls go up? Do I really need my own agent if the builder has a sales office?

So we're doing something about it. Texas Oak Realty Group is launching a video series that follows a residential home through the entire build process, from an empty lot to handing over the keys. Every episode covers one stage, shows you what's actually happening on site, and explains what it means for you as a buyer.

Why We're Doing This

I grew up in Round Rock, back when most of these neighborhoods were still pasture. Watching this area grow has been a big part of my life, and helping families build their first (fifth) home is some of my favorite work.

Building a home is exciting, but can also feel like a black box. You sign a contract, and months later a house appears. Everything in between is where the important decisions happen, and where a lot of buyers wish they'd known more sooner. This series opens up that black box.

Standing on a bare lot, our team takes you through what happens before a single board goes up. We look at the lot's topography and why the slope of the land matters, how builder grade the site so water drains away from the foundation, and what Central Texas clay soil and limestone means for site prep. You'll also see how the home is positioned on the lot, from setbacks and easements to which direction the house will face. That choice affects everything from your backyard shade to your summer electric bill.
